ARTICLE IX CI Commercial Industrial District

§197-51. Permitted uses.

The following uses are permitted in the CI District:

A. Professional offices or office buildings.

B. Sales offices or catalog stores, provided that any storage of inventory is of an incidental and minimal nature. Such storage shall not use over 30% of the total floor area of the premises.

C. Retail establishments other than the sale of new or used motor vehicles.

D. Personal service establishment.



E. Banks or other financial establishments.

F. A business involving the service and consumption of food either with or without the sale of alcoholic beverages under license exclusively.

G. Signs subject to restrictions set forth in the sign regulations of this chapter.

§197-52. Conditional uses.

Subject to the provisions of Chapter 163, Site Plan Review, and a finding by the Planning Board that there shall be no significant adverse impact upon surrounding properties and public spaces, the following shall be permitted:

A. Storage warehouse for commercial and/or industrial purposes. Public warehouses or self-service storage facilities are not permitted.

B. Hotels or motels on lots a minimum of two acres.

C. Funeral parlors.

D. Private schools such as dance, music or other specialized learning.

E. Private clubs.

F. Automobile service stations only where gasoline is sold.

G. Municipal buildings.

§197-53. Lot requirements.

A. Minimum lot frontage shall be 50 feet.

B. Minimum lot depth shall be 100 feet.

C. Minimum front yard setback on interior lots shall be 10 feet or the setback of an abutting building if no abutting building meets this requirement.

D. Minimum front yard on a corner lot shall be 25 feet on the side parallel to the street with the largest right-of-way, or the setback of abutting buildings if no abutting building meets this requirement.

E. Minimum side yard shall be five feet.

F. Minimum rear yard shall be 10 feet.



G. Maximum lot coverage shall not exceed 85%.

H. Maximum building coverage shall not exceed 50%.
