ARTICLE VIII SC Special Commercial District

§197-48. Permitted uses.

The following uses are permitted in the SC District:

A. Professional offices or office buildings.

B. Sales offices or catalog stores, provided that any storage of inventory does not exceed 60% of the total floor area of the premises.

C. Supermarkets.

(1) Retail food supermarkets consisting of not less than 30,000 square feet engaged in the retail sale of food and nonfood products. A minimum of 80% of the total floor area of the premises shall be used for the retail sale of foods and nonfood products, bakery, pharmacy and delicatessen and food for off-premises consumption. Up to 20% of the total floor area of the premises may be used for up to seven accessory retail sale and service concessions which are accessible only from the inside of the supermarket.

(2) Additional accessory retail sale and service concessions shall be permitted in the retail food supermarket use beyond those permitted under Subsection C(1), subject to the provisions of Chapter 163, Site Plan Review, provided that said concessions are only accessible from inside the supermarket, do not exceed 20% of the total floor area of the supermarket premises and are now or in the future customarily found in a full line supermarket.

(3) The following uses are specifically prohibited:

(a) Shoe repair.

(b) Dry cleaning.

(c) Outdoor retail sale of garden and related products.

(d) Adult bookstore.

(e) Hair salon.

D. Retail stores, excluding restaurants, with a minimum of 10,000 square feet of gross leasable floor area, excluding basements, provided that no more than three types of retail use shall be permitted on any lot.

E. Banks and other financial establishments.

F. Funeral parlors.

G. Private schools such as dance, music or other specialized learning.

H. Indoor health, racquet and sport facilities.

I. Hotels or motels on lots a minimum of two acres.

J. Car washes on lots a minimum of 50,000 square feet.

K. Vehicular lubrication and fluid replacement facilities ancillary to a car wash, not exceeding 20% of the car wash structure.

§197-49. Prohibited uses.

The following uses are prohibited in the SC District:

A. Motion picture theater.

B. Any use other than those listed in §197-48 is prohibited.

§197-50. Lot requirements.

A. Minimum lot frontage shall be 90 feet.

B. Minimum lot depth shall be 400 feet.

C. Minimum front yard building setback from the front lot line shall be 50 feet.

D. Minimum side yard shall be 15 feet.

E. Minimum rear yard shall be an average of 30 feet.

F. A corner lot shall be required to have a fifty-foot front yard which shall be parallel to the street with the larger right-of-way. On a corner lot, the front yard on a street that does not have the largest right-of-way may be reduced to 30 feet.

G. The maximum lot coverage shall not exceed 30%. A lot adjacent and contiguous to the principal use, which is used solely for parking for the principal use, may be added to the size of the lot of the use when calculating the permissible maximum lot coverage for the principal use to which the parking is accessory. "Maximum lot coverage," as used in this section, shall be defined as the ground projection area of all buildings divided by the total lot area.
