(1) For nonresidential uses permitted as new construction. yard requirements shall be those given above for new lots In addition, a ten-foot planted buffer shall be required along all lot lines

(2) Parking areas for nonresidential uses shall be located to the rear of the building, except that parking spaces for up to two (2) vehicles may be located in front of a building (3) No building shall contain more than one (1) principal use except as expressly permitted herein (4) Site plan approval shall be required for any new nonresidential uses in the VR District, whether they result from conversions or from new construction
