ARTICLE V PR-4 High Density Residential District
§ 296-22. Purpose.

The PR-4, Or High Density Residential Zoning District, occurs in an area of the township designated in the Pinelands Comprehensive Management Plan as the regional growth area. This district is intended primarily for residential development at an overall or average density of two and one-quarter (2.25) dwelling units per acre. Development at this density will require a public sewer system. Development as part of a large scale, planned unit development would be permitted within this district.

§ 296-23. Permitted uses.

Within the PR-4 District, land may be used and buildings or structures may be used, altered or erected for the following uses:

A.Single-family detached and attached dwelling units and duplexes at a density of no greater than two and one-quarter (2.25) dwelling units per acre. Density may be increased pursuant to Section 296-67.

B. Clustered residential dwelling units on individual lots no less than ten thousand (10,000) square feet in size, provided that the total number of dwelling units developed on a particular parcel does not exceed the number yielded by dividing the total parcel acreage by two and one-quarter (2.25 ). The remainder of the parcel not assigned to individual residential lots shall be permanently dedicated through recordation of a restriction on the deed to the parcel as open space with no further development permitted. Recreational amenities may be permitted on the deed restricted lands insofar as they are consistent with the types of recreational amenities which could have been developed as accessory uses on the residential lots, absent clustering.

C. Townhouse dwelling units if serviced by public sewers.

D. Garden apartments if serviced by public sewers.



E. Clustered residential dwelling units, including single-family detached, duplexes, townhouses or garden apartments, if serviced by public sewers and provided that the overall density for the parcel does not exceed an average of two and one-quarter (2.25) dwelling units per acre.

F. Planned unit development in accordance with the provisions of Article XIII of this chapter.

G. Recreation facilities, low-intensive or intensive.

H. Public facilities.

I. Public service infrastructure.

J. Institutional uses.

K.Accessory uses incidental to any of the foregoing uses.

§296-24. Area, yard and bulk requirements.

A.Residential dwelling units proposed for development within the PR-4 District shall be subject to the area, yard and bulk requirements listed in Schedule 2, Area, Yard and Bulk Requirements for Residential Uses, found at the end of this chapter.

B. Nonresidential uses proposed for development within the PR-4 District shall be subject to the requirements listed in Schedule 3, Area, Yard and Bulk Requirements for Nonresidential Uses, found at the end of this chapter.

§296-25. Design and performance standards.

All development proposed within the PR-4 District shall conform with all applicable standards under Article XV of this chapter.
