ARTICLE II Establishment of Districts
§150-5. Classes of districts; Zoning Map.

A. For the purpose of this chapter, the Township is hereby divided into classes of districts which shall be designated as follows (Amended 8-21-1996 by Ord. No. 150; 9-17-1997 by Ord. No. 159; 2-20-2002 by Ord. No. 185]

AGR Agricultural District

R-AG-200 Residential-Agricultural District

R-AG-175 Residential-Agricultural District

R-175 Residential District

R-175-B Residential District

R-150 Residential District



R-100 Residential District

R-75 Residential District

AQRC Age-Qualified Residential District

MR Multi-Residential District

RO Residential Office District

MHD Mobile Home Development District

R-50 Residential Alternative District

C. Commercial District

SC Shopping Center District

LI Limited Industrial District

FP Floodplain Conservation District

RPD Rural Preservation District

LPD Land Preservation District

B. The locations and boundaries of such districts shall be shown upon the map attached to and hereby made a part of this chapter, which shall be designated the "Zoning Map of Worcester Township, Montgomery County, Pennsylvania, of March 1998," a true and correct copy of which is attached hereto as Exhibit A and expressly incorporated herein and made a part hereof All the notations, references and other data thereon shall be as much a part of this chapter as if fully described herein 2 [Amended 9-17-1997 by Ord. §150-6. District boundaries.

The boundaries between districts are, unless otherwise indicated, either the center lines of streets, lanes, watercourses and rights-of-way of power lines and other public utilities or such lines extended or lines parallel thereto Where the boundaries of a single district are indicated as including directly opposite sides of a street, land, lake or watercourse or right-of-way of a power line, railroad or other public utility for any portion of its length, the district so indicated shall be construed to apply to the entire bed at such street, lane, lake or

watercourse or right-of-way of such power line, railroad or other public utility lying within such portion of its length Where uncertainty exists as to location of any said boundaries as shown on the Zoning Map, the following rules shall apply

A. Where a district boundary is indicated as approximately following the center line of a street, lane, lake or watercourse or right-of-way of a power line or other public utility, such center line shall be construed to be such boundary

B. Where a district boundary is indicated as approximately following a lot line or other property line, such lot line or property line shall be construed to be such boundary.

C. Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless otherwise specified by figures on the Zoning Map,' shall be determined by the use of the scale appearing on said map

D. Where figures are shown on the Zoning Maps between a street and a district boundary, they shall indicate that the district boundary runs parallel to the street line at a distance therefrom equivalent to the number of feet so indicated, unless otherwise specified Where scaled distances do not agree with such figures, the figures shall control

§150-7. Federal and state owned property.

Wherever federal or state owned property is included in one or more zoning districts, it shall be subject to the provisions of this chapter only insofar as permitted by the Constitution and

laws of the United States of America and the Commonwealth of Pennsylvania
