AN ORDINANCE OF THE TOWNSHIP OF PEMBERTON, COUNTY OF BURLINGTON, STATE OF NEW JERSEY, AMENDING AND SUPPLEMENTING CHAPTER 190 (ZONING), ARTICLE III ZONING DISTRICTS AND ZONING MAP BY REVISING THE ZONING MAP OF THE TOWNSHIP OF PEMBERTON, SECTION 190-7 OF THE CODE OF THE TOWNSHIP OF PEMBERTON.

BE IT ORDAINED AND ENACTED, by the Township Council of the Township of Pemberton, County of Burlington, and State of New Jersey, as follows:

ARTICLE I. PURPOSE

This ordinance is designed to amend the boundaries of the Zoning Map of the Township of Pemberton, by changing the zoning of Block 772, Lots 34 & 35 from the R-1 Single-Family Residential District to the TC Town Center District. This zoning change establishes a logical westerly terminus of the TC District Zone on the northerly sine of Juliustown Road with its terminus on the southerly side of the road.

ARTICLE II. AMEND SECTION

Chapter 190, Article III, Section 190-7 Zoning Map, as last revised June 17, 1999, is hereby amended to rezone Block 772, Lots 34 & 35 from the R-1 Single-Family Residential District to the TC Town Center District as shown on the Exhibit 1 (attached).

ARTICLE III. REPEALER/SEVERABILITY/EFFECTIVE DATE

A. REPEALER - Any and all ordinances inconsistent with the provisions of this ordinance are hereby repealed to the extent of any such inconsistencies.

B. SEVERABILITY - If any section, subparagraph, sentence, clause,. or phrase of this ordinance is for any reason held to be invalid or unconstitutional by a court of competent jurisdiction, such portion shall be deemed a separate, distinct and independent provision and such holdings shall not affect the validity of the remaining portions hereof.

C. EFFECTIVE DATE - This ordinance shall take effect upon adoption and publication according to law and filing with the Burlington County Planning Board
